The MLS has strict photo guidelines to ensure your listing goes live smoothly and avoids fines. Here’s what you need to know:
📷 Minimum Photo Requirement
To activate your listing, it must include at least one of the following:
- A front exterior photo of the property (preferred)
- An aerial photo
- A water view from the property (pools don’t qualify)
The required image must be in the first photo slot. If using an aerial or water view first, the front exterior must go second.
For vacant land, you may use:
- A photo of the land
- Aerial image
- Rendering
- Site plot or plat map
✅ General Photo Rules
- No signs or branding: Yard signs, logos, agent names, or contact info are prohibited.
- Only use photos you own or have rights to: No screenshots, Google images, or photos from previous agents or photographers without written permission.
- No people in photos, even in reflections or costumes.
- Virtual staging is allowed but must be disclosed.
- Unbranded floor plans are permitted.
📐 Photo Resolution & Limits
- Recommended resolution: 2,048px on the longest side for best quality.
- Most MLS systems accept 50 to 100 photos—we’ll upload the maximum allowed at no extra cost.
