Your property will be listed on the MLS for 12 months under our standard listing agreement.
This complies with Florida Statutes Section 475.25(1)(r), which requires all real estate listings in Florida to have a definite expiration date.
If your property hasn’t sold after 12 months, we offer one free renewal, as long as the following conditions are met:
- You request the renewal before the listing expires
- You have not violated the terms of your Listing Agreement
- We have not received any MLS fines due to your actions or negligence
- Your listing was in Active status for at least 90 cumulative days during the 12-month period
- Your listing was not in Temporarily Off-Market (TOM) status for more than 120 cumulative days
Listings that have been repeatedly switched between ‘TOM’ and ‘Active’ status solely to test the market may not qualify. Our renewal program is designed to support sellers who are making a good-faith effort to actively market their home.
Most homes sell well within the 12-month timeframe when priced appropriately, so renewals are rarely needed.
